1 <br />Zoning File #1257 <br />January 10^ 1990 <br />Page 2 of 6 <br />Review of Revised Preliminary Plan <br />Lot Configuration - <br />All lots satisfy the 2 acre dry contiguous area standard. <br />All lots except for Lot 2, Block 4 meet the required lot width <br />standard of 200' at the rear of the 50' front yard setback line. <br />Lot 2 measures approximately 196'. Staff would ask that the <br />shared lot lines of Lots 1 and 2 be readjusted to provide the <br />additional 4' of width. Outlots should be redesignated as there <br />is no Outlot C on the current plat. <br />Septic - <br />Please review Exhibit X, Gaffron's review memo of the septic <br />tests submitted with the revised plan. Gaffron confirms that all <br />lots have adequate and suitable area for both the primary and <br />alternate septic sites on each proposed lot, specifically noting <br />that the dralnfield site located adjacent to the plat road on Lot <br />4f Block 1 has been relocated to the west side of the lot at the <br />base of the hill. Review Exhibit EE, the grading plan shows <br />berming along the 968 elevation of Lots 4 and 5 to prevent run <br />off from reaching the septic dralnfield sites. The Conservation <br />& Flowage Easement has been redesignated along the berm line <br />within Lots 4 and 5, Block 1. <br />Please review Exhibit W, the dralnfield covenant to be filed <br />against the chain of title of each of the 17 residential lots. <br />Gaffron has requested an addition to that covenant. The <br />applicant will be asked to revise the covenant to Include the <br />additional wordage. The following septic sites must be fenced <br />off prior to road construction; Lot 1, Block 1; Lot 1, Block 4 <br />(septic site located in southwest corner only); Lot 6, Block 4; <br />and Lot 7, Block 4. <br />Drainage/Storm Water Retention/M.C.W.D. Review - <br />Please review Exhibits U, Y, Z, AA, and BB, Cook confirms <br />that the run-off from the site has been controlled at the same <br />rate or less that existed prior to development. Note that he <br />also states that at the time the City completes a comprehensive <br />storm sewer plan, the flow from this watershed may be reduced. <br />The M.C.W.D. will complete its review upon formal preliminary <br />approval of the plan by the City of Orono. The retention pond <br />has been designated providing controlled retention before it <br />enters the drainage creek at the west border. The Planning <br />Commission questioned the drainageways referenced by the <br />neighbors in attendance at the September meeting. Note that the <br />drainage easement intersecting at the east edge of Lot 7 has been <br />located and continued through to the wetland. <br />aJ
