The addition of the 2nd floor allows for the use of Secondary Bedrooms and a Family Room <br />space that would be typically planned in the Lower level. The change in massing of the structure <br />and the intent of the design was to keep the addition in the middle of the property and structure <br />as much as possible so that it had minimal impact to the neighboring property owners sight <br />lines. The structure has also been designed with a flat roof to minimize the impact to the overall <br />massing. This home with a pitched roof as a single story would have similar perceived massing <br />elements. <br /> <br />Impervious Surface Coverage Variance Request: <br />The current property has a hardcover of 33.88%. We are requesting for a variance of a <br />proposed hardcover of 32.8% by reducing from the current by 1%. We are proposing to bring <br />the property closer to meet the zoning requirements. This proposed property is legally non- <br />conforming, and we have designed areas to reduce hardcover with narrow walkways and <br />removal of existing hardcover to minimize the overall impact. The long driveway into the <br />property and sidewalk to the front door create a practical difficulty of the property to meet the <br />zoning standards to comply with the hardcover requirements. <br /> <br />We also analyzed in the design process we explored the option to expand the footprint of the <br />home on the main level towards the street side for the bedroom expansion. This would be an <br />option to work with in the buildable footprint of the lot but would have dramatically increase <br />the hardcover calculations. Be expanding over the existing structure with the 2nd floor we have <br />worked to minimize the impact of hardcover on the property. <br /> <br /> <br />Questionnaire of Practical Difficulties: <br /> <br />1. The variance is in harmony with the general intent and purpose of the ordinance – <br /> <br />The home will continue the use of a residential use. We will be using this property as our family <br />home. (Three children; Will 7yr, Sam 5yr, Paige 3yr) <br /> <br />2. The variance is consistent with the comprehensive plan – <br /> <br />The variance we are applying for is repurposing the hardcover and reducing the current <br />percentage of impervious surface and improving access to the lake. We also plan to improve the <br />current shoreline to be consistent with DNR recommendations as currently the lakeshore is in <br />poor condition. We also are seeking to renovate a 2-story home with flat roofs to minimize <br />impact to the overall massing. <br /> <br />3. the applicant establishes there are practical difficulties <br /> <br />- The property owner proposes to use the property in a reasonable manner not permitted by the <br />official controls – <br /> <br />YES, we plan to raise our family in this home and contribute to our community and local school <br />district. <br /> <br />- There are circumstances unique to the property not created by the landowner – <br /> <br />YES, The location of the footprint is of the structure built in 1970s was allowed to be built in an <br />area that close to the OHW.
