The applicant, <br />representing new owners of the <br />property, has requested 75-foot lake <br />setback, average lakeshore setback, <br />and hardcover variances in order to <br />do a major home renovation including <br />footprint and second floor additions. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The <br />applicant has not clearly identified <br />practical difficulties supporting the <br />requested variances. They have <br />provided brief responses to the <br />Practical Difficulty criteria in the <br />application, attached as Exhibit B. <br />They should be asked for additional <br />testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty <br />Analysis: Staff finds the location of the <br />existing improvements (within the <br />average lakeshore setback and 75-foot <br />lake setback) do impede opportunities <br />for constructing conforming any <br />additions, height, or footprint changes <br />to the home. However, the applicant’s <br />proposal to expand the nonconformities within the average lakeshore setback and 75-foot setback may <br />not be reasonable. <br /> <br />Application Summary: The applicant is requesting lake setback, average lakeshore setback, and hardcover <br />variances in order to construct additions to the existing home. <br />Staff Recommendation: Planning Department Staff recommends denial.
