The detached garage must be relocated <br />on lot A. Per section 10.03 subdivision 15 (C) the patio must be <br />trimmed back to provide the required 2 feet setback from the <br />proposed dividing line. <br />4 - Hardcover <br />The applicant claims that he has no hardcover concerns. <br />Please review exhibit D. In a pre 1 imary review of the hardcover <br />facts, I noted hardcover excejses within proposed lots. In order <br />to discourage any question of accuracy of interpretation of the <br />hardcover facts, I have asked our expert, Mike Gaffron, to <br />complete the final hardcover review. The findings are as <br />follows: <br />ITEN 1 <br />From airphoto, lake is also 175' westerly of southwest lot <br />corner, hence a l l area behind the east 0 -7 5' is in the 7 5- <br />250' zone as normally calculated. <br />Lot Area 75-250=23,800 + 5300 = 29,100 square feet <br />29,100 x .25 = 7275 square feet hardcover allowed on <br />existing lot. <br />Existing 0-75' = 0 square feet = 0% <br />Existing 75-250' = 2550 + 39 + 353 + 825 + 1050 + 615 = <br />5432 square feet = 18.7% existing 75-250'. <br />Proposed Lot "A" - <br />Assumptions: <br />1) Existing detached garage will be relocated to become a <br />"conforming" structure meeting 10' side and street setbacks <br />(per code amendment proposed). The City can not consider <br />allowing lot line through the garage. <br />
