I <br />Zoning Files #96.7 & #968 <br />December 12, 1985 <br />Page . 2 of 2 <br />The Public Works Coordinator has reviewed the proposed driveway access <br />location and finds it very suitable with good sight distance both <br />directions. <br />Finding that all requirements of the RR-lB zoning district are met, <br />staff would recommend preliminary approval of the preliminary <br />subdivision, subject to the following conditions: <br />1. Submittal of driveway access easement documents between Lot 1 <br />and Lot 2 as appropriate. <br />2. Dedication of standard drainage and utilities easements at <br />the property boundaries. <br />3. Dedication of standard conservation and flowage easements <br />over the wet lands on the property , a l lowing a 2 0 ' corridor for <br />driveway purposes. <br />4. Dedication of 18.7 feet of right-of-way for Fox Street. <br />5. Payment of Park Fees in the amount of $ 2 0 0 for the 3.4 acre lot <br />and $100 for the 10.1 acre lot. <br />Staff would recommend approval cf <br />permit for the f i lling of the wetland <br />provide access to the rear of the <br />culvert as approved by the City <br />Subdivisions 8 and 12, <br />a variance and conditional use <br />s in a 32' wide corridor in order to <br />property, with the appropriate <br />Engineer, per Section 10.55, <br />
