He <br />understands the problem but wishes to proceed with the applica- <br />tion as originally proposed with 2 residential units on Parcel B <br />and awaits Planning Commission's directive. <br />The City will ask for a Flowage & Conservation Easement over <br />the pond and drainageway area. Applicant must provide a metes <br />and bounds description of the wetland and drainageway for the <br />required easement. <br />Note, there is 26.7% hardcover within the 75-250' setback <br />zone. If lot line is to be rearranged providing more area in <br />rarce 1 B, the excess will no longer exist. If lot line remains <br />as is, applicant states he will remove excess of 1.7 s.f. hard- <br />cover within pool area. <br />Planning Commission must decide how much <br />footage will be required to satisfy lot width <br />a) along building line: <br />1. Additional 45 feet: <br />Required = 140 feet <br />Principal Structure Lot = <br />Guest House Lot = 130 feet <br />2. Additional 40 feet: <br />Required = 140 feet <br />Principal Structure Lot = <br />Guest House Lot = 130 feet <br />b) Along Shoreline: <br />1. If 140' maintained future <br />in additional riparian lot. <br />2. 280' required for 2 future <br />additional <br />standards: <br />150 feet <br />140 feet <br />lineal <br />division will not result <br />riparian lots. <br />Planning Commission Action <br />Table application until formal subdivision reflects changes <br />requested above. <br />
