Survey For Parcel <br />9/21/81 <br />standards for <br />Mr. Ulrich proposes a lot line rearrangement of his <br />residential properties at 1535 & 1595 Bohn's Point Road totaling <br />7.06 acres in area. As shown 1535 would contain 4.97 acres in <br />area and 1595 at 2.67 acres (.48 acres of wetlands). <br />Each parcel appears to satisfy the standards of the LR-lB <br />zoning district. The area standard has been satisfied for Parcel <br />B with 2 legal residential units. Staff has to question how we <br />are to satisfy the required width standard of 140 feet. <br />The guest house, approved in 1981 for a previous owner, is <br />located 30 feet from the principal structure. A division line <br />could never be drawn between the guest house and principal <br />structure to satisfy both the 140 feet lot width standard and the <br />side setback standard of 10 feet. Review Exhibit E. If a lot <br />line was drawn 10 feet from the principal structure, the guest <br />house lot would measure 130 feet maximum width. <br />In r?cent conditional use permit reviews dealing with guest <br />house structures, lot width standards, in relation to future <br />division lines, were considered i.e. the Winton application. If <br />you review the enclosed minutes that deal with the B 1 ohorn appli- <br />cation you will note that approval was based on the finding that <br />there was adequate lot width to satisfy the second unit. <br />
