City of Orono <br />2750 Kelley Parkway, <br />Orono, MN 55356 <br /> <br />April 22, 2022 <br />To the City of Orono Planning Commission, <br />We are writing this letter on behalf of our client to request a variance for a rear yard setback and <br />driveway setback. The property is located at 1780 Shadywood Rd. The current lot is nonconforming <br />including a detached garage that is placed in the road right of way. <br /> <br />Our clients are proposing to demolish an existing garage that currently resided in the road right of way. <br />They would then like to build an attached garage to the existing home. The proposed attached garage <br />would be within the new construction setback and would greatly improve the setback over the current <br />structure. The new structure would reside entirely within the property in question, the existing garage <br />has a corner within the road right of way. With the proposed new location of the garage, the client <br />would also like to widen their driveway as far to the lot line as possible. This will allow them to turn <br />around and exit their property driving in a forward direction. Currently, you must back out into the <br />roadway. This will greatly improve the safety of entering and exiting the property for all motorists. <br /> <br />In summary, we ask you to approve building an attached garage in place of a non-conforming detached <br />garage and widening the driveway to improve the safety of the roadway while entering and exiting the <br />property. <br /> <br />Sincerely, <br />Dan Phillips <br /> <br />Denali Custom homes <br />
