LA21-000052 <br />August 15, 2021 <br />Page 2 of 5 <br /> <br />Staff recommends reducing the overall hardcover for the property as part of this request. <br /> <br />The property owners received a variance in 2015 (Resolution 6538) for the 2nd floor cantilever <br />and bathroom addition. The owners did not complete the approved project at that time; the <br />variances approved within Resolution No. 6538 have since expired. They are requesting the <br />approval for the additions using the same plans as 2015 with the new proposed deck addition at <br />the front entry way. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the substandard lot area and <br />width and the existing conditions for the current home as practical difficulties supporting the <br />requested variances. They also noted the access to the property with respect to lakeshore, <br />Crystal Bay Road and the Dakota Trail as practical difficulties. The applicants have provided <br />supporting documentation regarding Practical Difficulties attached as Exhibit B, and should be <br />asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds that there <br />are practical difficulties in the lot’s size, width, and the configuration of the existing home and <br />access to Crystal Bay Road being completely within the 75’ lake yard to support applicants’ <br />request for hardcover and 75’ lake setback variances.
