Frontage along Minnetonka Ave would <br />be considered the side street. <br /> <br />Applicable Regulations: <br />Section 78-420 outlines the development standards for the RR-1B zoning district. <br />Section 82-85 outlines the purpose and process for sketch plans. <br /> <br />Analysis: <br />The proposal is not consistent with the zoning code or the Comprehensive Plan. The current <br />zoning, RR-1B, requires 2 acres of gross land area, and 200 feet of frontage. The property cannot <br />be split without variances, and the applicant must prove practical difficulties. <br /> <br />The current zoning of the property is consistent with the community management plan, Urban <br />Low Density Residential, which requires 0.5 – 2 units per acre. 0.5 units per acre is a 2 acre lot, <br />consistent with the current zoning.
