- 2 of our 3 proposed lots are wider than 75% of the 30 adjacent lots. <br />- 75% of the lots in the neighborhood at are non-conforming in width. <br />- Only 8 of the 30 lots in the group are conforming in width and area. <br /> <br />- If approved, our non-conforming “lot 3” would be larger than 2/3rds of the adjacent <br />lots and wider than 12 of the 30 lots. <br /> <br />Consistent with prior approvals: <br />We’re asking for less than the approved variance we referenced on Wildhurst. That <br />proposal took 2 conforming properties and resulted in 2 non-conforming properties. <br />We’re requesting only a reconfiguration of lot lines resulting in 2 conforming and 1 non- <br />conforming lots, the same as currently exists. <br /> <br />Improving many aspects: <br />• Hardcover will conform – currently the tennis court lot is over the allowed impervious <br />surface. The resulting lots will conform with the impervious cover restrictions. <br />• Drainage – The tennis court on Lot 1 currently entirely drains to the street. We’ll work <br />to direct as much water as possible to the lake. <br />• Gravel driveway washout is an issue. Driveways will be a hard surface that will not <br />wash into the street. <br />• We desire to align the lake setback of the 3 homes that will be built to create <br />consistency. We’ve worked with the neighbors to assure them that we intend to <br />preserve or improve their current lake views. <br /> <br /> <br /> <br /> <br /> <br />Practical Difficulties Statement <br /> <br />1. “Variances shall only be permitted when they are in harmony with the general purposes <br />and intent of the ordinance . . . .” <br />Three lots exist currently. Two are conforming, one is non-conforming and this ratio will <br />remain unchanged. The density is not proposed to increase. The size of the proposed <br />parcels is consistent with the other properties in the neighborhood and comply with the <br />City Code. The lot width variance would also be in harmony with the Ordinance. <br /> <br />2. “Variances shall only be permitted . . . when the variances are consistent with the <br />comprehensive plan.” <br />The requested variances allow the development and redevelopment of each of the <br />single family lots. Single family lots with a residential use is consistent with the <br />comprehensive plan. <br />
