Three buildable parcels currently exist on the subject property. <br /> <br />Two conforming lots and one non-conforming lot currently exist. <br /> <br />Consistent Outcome: <br />Two lots are currently conforming, one is non-conforming (only in width). The requested <br />lot line change will result in the same – 3 buildable properties, 2 conforming, 1 non- <br />conforming (only in width). This aspect was not made clear in the presentation to the <br />Planning Commission as we’ve since learned that the center lot falls short of the <br />conforming width by several feet. (See Gronberg e-mail.) <br /> <br />Strange Configuration: <br />The current lot lines are odd and result in 1 property being separated from the lake by a <br />triangle of property that is owned by the neighboring property and contains a lake <br />oriented structure (boathouse). <br /> <br /> <br />In its current state, the neighboring property has ownership of and access to the <br />backyard of the neighboring property. This is awkward and will create undue hardship for <br />the owner of the Northern lot (Lot 1). Use, landscaping, dock location, etc… by the <br />owners of the center lot (Lot 2) will impair the enjoyment of the owners of Lot 1. <br />Drainage from Lot 1 across the triangle portion of lot 2 will cause future neighbor <br />disputes. <br />Size: <br />All of our proposed lots are larger than what is required to conform. Where ½ (0.5) acre <br />is required our lots are: 0.7, 0.75, 0.73 in size. <br /> <br />Consistent with Neighborhood: <br />Looking at 15 lots to the north, and 15 to the South helps to understand the character of <br />the neighborhood in the size and width of the properties. While one lot stands out as an <br />anomaly at double the typical size and 4 times the lakeshore width, most lots are fairly <br />consistent in size and width.
