4111 Sewage treatment system, on-site, means a device or series of interconnected components designed,
<br /> installed and maintained for the purpose of safely treating and disposing of sewage and domestic waste,whenever
<br /> such system is not part of a municipal sewerage system.
<br /> (1) Individual system means a system serving an individual building,typically a single-family residence.
<br /> (2) Collective system means a system serving two or more buildings,typically including individual septic
<br /> tanks connected to a common soil treatment and absorption area.
<br /> (3) Commercial system means a system serving any nonresidential building.
<br /> Screening means a manmade or natural visual barrier of a type that will form a year-round dense screen.
<br /> Shade tree means a tree of approved species and size.
<br /> Shoreline means a line denoting the ordinary high water elevation of any lake,stream or other body of
<br /> water,which ordinary high water elevation shall be as established by the Minnehaha Creek Watershed District,
<br /> department of natural resources,or any other agency,whichever elevation is the highest.
<br /> Single ownership means ownership by the same person,corporation,firm, entity,partnership or
<br /> unincorporated association;or ownership by different corporations,firms, partnerships,entities or unincorporated
<br /> associations, in which a stockholder, partner,or associate,or a member of their family owns an interest in each
<br /> corporation,firm, partnership, entity or unincorporated association.
<br /> Slope means vertical distance in feet per 100 feet of horizontal distance.
<br /> State means the State of Minnesota.
<br /> Street means the same as Roadways.
<br /> Structure means anything which is built,constructed or erected,an edifice or building of any kind,or any
<br /> • piece of work artificially built up or composed of parts joined together in some definite manner,which requires a
<br /> location on, below or above the ground, land or water, or attached to something having a location on the ground,
<br /> land or water.
<br /> Subdivider means any person who:
<br /> (1) Has an interest in land,who causes it,directly or indirectly to be divided into a subdivision;
<br /> (2) Directly or indirectly sells,leases or develops,or advertises for sale, lease or development,any interest,
<br /> lot, parcel,site, unit or plot in a subdivision;
<br /> (3) Engages directly or through an agent in the business of selling, leasing,developing or offering for sale,
<br /> lease or development a subdivision or any interest,lot,parcel,site, unit or plot in a subdivision; or
<br /> (4) Is directly or indirectly controlled by or under direct or indirect common control with any of the
<br /> foregoing.
<br /> Subdivider's agent means any person who represents or acts for or on behalf of a subdivider in selling,
<br /> leasing or developing,or offering to sell, lease or develop,any interest, lot, parcel, unit,site or plot in a subdivision.
<br /> Subdivision means the separation of an area,parcel or tract of land under single ownership into two or more
<br /> parcels,tracts, lots or long-term leasehold interests,where the creation of the leasehold interest necessitates the
<br /> creation of streets, roads or alleys,for residential, commercial, industrial or other use or any combination of such
<br /> uses, except those separations:
<br /> (1) In which all the resulting parcels,tracts, lots or interests will be 20 acres or larger in size and 500 feet in
<br /> width for residential uses and five acres or larger in size for commercial and industrial uses.
<br /> (2) Creating cemetery lots.
