SIGNIFICANT EVENTS IN THE EVOLUTION OF <br /> ZONING/LAND USE REGULATION IN ORONO <br /> 1950 - Adoption of first Orono Township Zoning Ordinance. <br /> Established various residential and commercial zoning districts, <br /> encompassing most areas except the northwest quadrant of Orono. <br /> Established minimum lot size of 1 acre around Stubbs Bay; 1.5 <br /> acres in eastern Orono; 15 ,000 s.f. , 75 ' frontage around Forest <br /> Lake. <br /> 1954 - Township became City (or Village ) of Orono. <br /> 1955 - Established "Northeast Orono " zoning district, requiring 1 <br /> acre minimum lot size. <br /> 1955 - Adopted setback standards for single family residences : <br /> 30 ' front, 10 ' sides and rear, same for garages . <br /> 1955 - Adopted platting code, required minimum lot area of 15,000 <br /> s.f. , 100' width. Among other things , required dedication of <br /> public open space, i.e. park dedication. <br /> 1955 - Adopted Ordinance # 5 providing minimum building <br /> construction standards including minimum septic system <br /> requirements . <br /> 1957 - Established the "Residual" zoning district for all areas <br /> not previously zoned. <br /> 1958 - Amended platting code to require new subdivisions to have <br /> minimum lot area of 25,000 s.f., 120' minimum width. <br /> 1959 - Ordinance #22 established minimum lot size of 1.0 acre, <br /> 140' width. Allowed Council to grant variances for substandard <br /> lots of record in single, separate ownership. <br /> 1961 - Established "Light Idustrial" zone along Highway 12. <br /> 1962 - Adopted ordinances regulating commercial boat docks. <br /> 1963 - Adopted ordinance regulating joint use docks . <br /> 1963 - Planning Commission formally established, 12 members . <br /> 1964 - Park Commission formally established . <br /> 1964 - Adopted regulations protecting " low lying lands " , <br /> restricting building and filling in such areas, and omitting them <br /> from area computations . <br /> 1965 - Planning Commission reduced to 9 members . <br /> 1965 - Ordinance #76 established detailed procedures for zoning <br /> variance and conditional use permit applications . <br />
