The Sixth Avenue North berm will be 625' by 65' and 10 ft. high, <br /> requiring 4,500 cubic yards. <br /> #2382 <br /> Busse Construction is proposing to level the rear yard of Tim Otten's <br /> property at 425 Turnham Road. Mr. Otten's yard currently drops away <br /> from the house (314 m) to the rear property line (307 m). He would like <br /> to level this area and use it for lawn. The proposed grade change requires <br /> 3,925 cubic yards of fill to cover an area 220' by 180' in size. <br /> Staff (Liz Van Zomeren, Greg Gappa) visited this site and spoke to Mr. <br /> Offen about his septic site. There appears to be suitable alternate sites <br /> for a septic system, however, before any dirt is brought onto the site an <br /> alternate site should be located. <br /> #2386 and #2387 <br /> Busse Construction is proposing to locate a berm on the Gehrman property <br /> at 4300 Sixth Avenue North that would follow the property lines in the <br /> northeast corner of the parcel. A portion of the berm may be located on <br /> the Colgrove property at 4260 Sixth Avenue North, however, Pat Brazil, <br /> Busse Construction, indicated at Planning Commission that they would <br /> probably not need to be on the Colgrove property. Staff has prepared <br /> a resolution for this property in case Busse needs to be on or within 5' of <br /> the property line shared by Colgrove and Gehrman. <br /> The area to be filled will require approximately 17,310 cubic yards of <br /> fill. The land alteration needs to be at least 26' from the edge of any <br /> wetlands on site. <br /> PLANNING COMMISSION RECOMMENDATION: <br /> Approve all conditional use permits for Busse Construction for land alteration, subject to the <br /> conditions outlined in the staff report as follows: <br /> #2381--grading for natural vegetation <br /> #2382--septic testing before hauling any fill and establishment of ground cover <br /> #2386/87--septic testing before hauling any fill and establishment of ground cover <br /> COUNCIL ACTION REQUESTED: <br /> To amend or approve the enclosed resolutions. <br />
