The applicant is requesting 75’ lakeyard, average lakeshore and side yard setback variances <br />for a 2nd story addition. <br /> <br />2. Background. The applicant is requesting to construct a 2nd story addition to the home, which is <br />located on a substandard lot. The footprint of the home is not proposed to change. The existing home <br />encroaches in the side yard setback roughly 1-foot in the northeast corner and roughly 1-foot into the 75’ <br />lakeyard. The existing home sits roughly 10’ into the average lakeshore setback. There are no proposed <br />changes to the existing home footprint or setbacks for the property. No hardcover or structural coverage <br />increases are being proposed. <br /> <br />3. MN§15.99 Application Deadline. The application was made complete on February 2, 2021. The 60- <br />Day review period expires April 1, 2021. <br /> <br />4. Planning Commission Vote and Comment. The Planning Commission reviewed the application and <br />held a public hearing February 16, 2021. The Commission discussed the proposed addition in relation to <br />the average lakeshore setback, 75’ lake yard setback and side yard setback. Following the public hearing <br />the Planning Commission voted 7 to 0 on a motion to approve the requested variance. <br /> <br />5. Public Comment. The southern neighbor at 1270 Spruce Place submitted a letter of support. <br /> <br />6. Staff Recommendation.
