1 <br /> 4900 Highway 169 Suite 303 <br />New Hope, MN 55428 <br />612-810-9628 <br />Memo <br />To: City of Orono <br />RE: 1095 Ferndale Rd <br />This memo is in response to comments regarding 15’-0” benchmark/buffer zone around perimeter of new residence. <br />I believe the benchmark elevation requested is an elevation of 931.5’. It is my understanding that this benchmark is to provide safe <br />egress from the home in the event of a flood event. On another project I have worked on in another city this elevation was required <br />from the front door exit to the street or public way. <br />The project as proposed provides a minimum grade elevation of 934.0’ within 5’-0’ of the home and out thru the driveway to the <br />street, all above the required 931.5’ protection elevation. <br />The Civil drawings submitted for review indicate the 15’-0” area around the house. There are 3 areas that technically end up with <br />slightly less than the required 15’-0” of space to the benchmark elevation of 931.5’. These areas include an open covered patio to <br />the west, the garage to the north and a small projection of the bedroom to the east. <br />The grades may be able to be revised to provide the full 15’-0” buffer around the house but would reduce the proposed storage <br />capacity of the stormwater retention areas and impede the surface drainage areas on the east and west sides of the new home. <br />The storage capacity is restricted by elevation so additional area is not allowed to make these areas deeper so any reduction to <br />surface area would reduce the capacity of the ponding areas. <br /> <br /> <br />Richard Storlien <br />RDS Architects <br /> <br />201 <br />201
