V <br />15, Provision to the City of final plans and specifications for improvements to the property <br />.including,constrnction of a private road, sanitary sewer system, water system and <br />storm water facilities, site grading, landscaping, etc. per the requirements of resolution No. <br />5204. <br />16. Provision to the City6fa pemlit from Hennepin County for construction ofthepiivateroad <br />access to Brown Road South. <br />NO\V, THEREFORE, BE IT RESOLVED that based on the findings ofResolutionNo. <br />5204, the City Council of the City of Orono does hereby approve the Planned Residential Development <br />plat ofCREEKSIDEIN ORONO, He1mepin County, Minnesota subject to the following declarations and <br />conditions: <br />1. <br />2. <br />Shoreland Status. In addition to the various development limitations established herein, Lots <br />1 through 7 are within or partial! y within the designated Shoreland Overlay Distiict and <br />subject to the City of Orono Shoreland regulations pertinent to tiibutaiies. <br />Lot Development Standards. Lot development standards applicable to Lots 1 through 7 <br />are generally as shown on the approved Grading, Drainage and Erosion Control Plan, <br />Sheet 4 of 6, by Schoell and Madson, Inc., revision dated O 1-19-05 and attached hereto <br />as EXHIBIT A (which Plan shall be designated for reference purposes as the 'Record <br />Preliminaiy Plat Drawing') and more specifically as follows: <br />All Lots: Required Front Yard: <br />Required Side Yard: <br />Required Side Street Yard: <br />Setback from Creek: <br />35' <br />30' <br />35' <br />75' <br />Setback from Delineated Wetlands: 35' <br />The bank of the creek for setback purposes is established at the 936.5' <br />elevation contour line. <br />"Required Yard" designations shall be as depicted on the 'record <br />prelinlinaryp lat drawing' with the standard 'front yard abutting the piivate <br />road, 'side yards' abutting adjacent lots within the plat, 'rear yards' <br />generally opposite the front yards, but with the exceptions noted below. <br />Page 3 of 8
