Due to the mini gable added above the main entrance, the building height as <br />included in the Architectural drawings (Exhibit B) exceeds the defined height of 30 feet by 1 foot, <br />9 7/8 inches. The applicant has provided a revised drawing (Exhibit B-1) meeting the requirement. <br />Staff will confirm the height with full revised drawings, due prior to City Council review. <br /> <br />Parking. The final site plan shows changes to the parking lot. The entrance off of Kelley Parkway <br />shifted approximately 30 feet to the west; this generally lines up with the entrance to the Public <br />works garage. This further altered the parking lot layout, but the number of spaces remain the <br />same. <br /> <br />Guest rooms. The original approval included one guest room. The revised plans show 2. The <br />amount of interior storage areas is generally the same. <br /> <br />Number and types of units. The original approval included 30 two bedroom apartments, and 26 <br />single bedroom apartments. That distribution remains, though the variety in the 1 bedroom <br />apartment layouts slightly changed. <br /> <br />Landscaping. A landscaping plan meeting the requirements of the PRD zoning district has not been <br />submitted. <br /> <br />Trail. The plans show a trail easement along the south side of the project. The Wayzata Blvd <br />project will include a trail within the public right of way. <br /> <br />Sidewalk. The plans show the extension of the sidewalk along Kelley Parkway, forming the final <br />connection for this sidewalk along the south side of Kelley Parkway. <br /> <br />Fire. The Fire Chief has indicated a desire for the Fire Department Connection (FDC) and an <br />additional hydrant. The Fire Chief will provide clarification prior to this item being placed on the <br />Council agenda. <br /> <br />Fees. The following fees will be necessary as part of the building permit <br />Based on the apartment layouts, the Met Council has determined the number of SAC units at 59 <br />units. (See Exhibit J) <br /> <br />Met Council SAC Fee: $2,485 x 59 SAC units = $146,615 <br />Sewer Connection Charge: $5,380 x 59 SAC units = $ 317,420 <br />Water Connection Charge: $4,370 x 59 SAC units = $ 257,830 <br />Private Recreation (in lieu <br />of private recreation areas <br />Per resolution 6869 $ 41,500 <br />Total fees $763,365 <br /> <br />Engineer Comments <br />The City’s consulting engineer has provided a detailed review and comments on the plans. Those <br />comments are attached as Exhibit G. The developer should address all applicable comments prior <br />to placement on the City Council’s agenda for final action. <br /> <br />Public Comments <br />To date, no additional public comments have been received. <br /> <br />Issues for Consideration <br />1.
