This application is regarding a final plat approval for a subdivision to create one <br />additional residential buildable lot and a shared driveway access outlot at 1645 Shadywood Road. <br /> <br />2. MN§15.99 Application Deadline. The final plat application was received on February 3, 2020 <br />and was considered to be complete on February 19, 2020. The 60-Day review period will expire <br />on April 3, 2020. <br /> <br />3. Background. The applicant is requesting final plat approval for a residential subdivision of the <br />property at 1645 Shadywood Road. The proposal includes two lots in a front lot / back lot <br />configuration. All lots and the shared access outlot meet the size and width requirements of the <br />Zoning Ordinance. The grading for the house sites and utility connections will be done as part of <br />the building permit. <br /> <br />4. Public Comment. During the preliminary plat review a comment was received from a neighbor <br />regarding overdevelopment of the area, stormwater, and tree removal. The suggested grading <br />plan for the individual home sites shows the creation of defined swales along the access drive <br />which will channel water to the right of way. Stormwater management is looked at very carefully <br />on all building projects. The lots meet or exceed the minimum lot areas, there is no way to <br />prevent future subdivision if it meets applicable standards, and the trees are not protected and <br />may be removed. <br /> <br />No new or additional comments from the public have been received. <br /> <br />5. Staff Recommendation. Staff recommends approval of the plat. <br /> <br />COUNCIL ACTION REQUESTED <br />Council should consider a motion to adopt or amend the final plat approval resolution for the plat of <br />Leslie Lakeview Estates. <br /> <br />Exhibits <br />A.
