The City Council review this <br /> application at their meeting of November 14, 2005 and recommended <br /> approval of the variances based on the following findings: <br /> a. The proposed hardcover level in the 0-250' zone will have a net <br /> decrease of 3.5 s.f. of hardcover and remain unchanged at 30%. <br /> b. No new hardcover is proposed within the 0-75' zone. <br /> c. The shed will not be located any closer to the road than the existing <br /> hoine. <br /> d. Lot coverage by stn.ictures remains confornling at 6.4%. <br /> e. The proposed location of the shed is in confornlance with all wetland <br /> regulations. <br /> £ The proposed location of the shed will not impact adjacent residence's <br /> views to the lake. <br /> g. The shed will be screened by existing coniferous trees located partially <br /> within the applicants' property and the right-of-way of Bayside Road. <br /> h. No other more confonnin� location exists on the property. <br /> i. The findings and conditions of variance Resolution#5198, approved in <br /> June of 2004, will not be impacted. <br /> 4. The �City Cotilncil has considered this application including the findiil�s <br /> and recommendation of the Planning Cominission, reports by City staff, <br /> conunents by the applicants and the public, and the effect of the proposed <br /> variances on.the health, safety and welfare of tlie community. <br /> 5. The City Council finds that the conditions existing on this property are <br /> peculiar tio it and do not apply generally to other property ill this zoning <br /> district; that granting fl1e variances would not adversely affect traffic � <br /> conditions, light, air nor pose a fire hazard or other danger to neighborin� <br /> property; would not inerely serve as a convenience to the applicants, but is <br /> necessary to alleviate a demonstrable hardship or difficulty; is necessary to <br /> Pa�e 2 of 6 <br />
