Multi-dwelling Publicly-Assisted Housing units with less than 4 units are not allowed the discount. <br /> The 25%reduction is in the base fee(or reduction in the discounted fee if the <br /> Apartment/conservation discount discussed above also applies).For 2015,the base fee is$2,485 per <br /> SAC unit. Once the 25%discount of$621.25 is applied,the Publicly-Assisted Housing/conservation <br /> discounted SAC is$1,863.75 per unit. If the Apartment/conservation discount also applies,there is <br /> an additional$372.75 discount applied and the total discounted fee is$1,491 per unit. <br /> 5.1.3 SAC Credits — Residential Properties <br /> 5.1.3.1 Previous Dwelling Units <br /> If the property previously held a Residence,one Credit will be assigned,provided that: <br /> • the building was connected to a central sewer now connected to the MDS; <br /> • SAC was paid for the use on the Site(or where Non-Conforming Grandparent Demand <br /> Credits apply); and <br /> • the Community filed a Demolition report(MCES SAC-D form)with MCES within the <br /> required time period. <br /> No Credit will be assigned to Residential Properties: <br /> • where a SAC was paid but rebated to the Community as part of the MCES Rebate Program; <br /> • where no Demolition report was filed with MCES within the required time period(See <br /> Section 5.5.5); <br /> • that were not in the SAC program due to the Council's 2000-2003 Inclusionary Housing <br /> SAC Waiver Program,or had SAC waived for any other reason; <br /> • where SAC Credits were previously taken off the Site by the Community(i.e. Community- <br /> Wide Credits generated by this Site were used elsewhere by the Community); <br /> • for which SAC should have paid but was not(except where the Non-Conforming Long <br /> Continuous Demand Credits apply). <br /> Properties that were in discounted categories will receive a discounted Credit. <br /> 5.1.3.2 Non-Dwelling Units <br /> If the property was previously classified as Commercial or Industrial and is changing to Residential, <br /> or if those facilities paid SAC and had a Demolition report filed with MCES, additional Credits may <br /> be available to offset the current SAC charge. <br /> 5.1.3.3 Credit Examples <br /> The following Residential Property examples are for illustration purposes only: <br /> Example R-1: A single family dwelling is remodeled into a duplex.One SAC is due. <br /> Example R-2: An existing single family home is remodeled into four Apartment units with common <br /> laundry facilities and no individual laundry connections in the units.Four SAC units are due at 80% <br /> of the SAC rate(to account for the four new Dwelling Units), and one Credit will be issued at 100% <br /> of the SAC rate(to account for the removal of the single family home). <br /> Example R-3: A new home is built in Community A,but because Community B owns the local pipe <br /> in the street,the sewer fees are due to Community B. As the issuer of the permit, Community A is <br /> ultimately responsible for the collection and reporting of the SAC,unless the Communities have a <br /> Joint Powers Agreement to the contrary.
