The existing home is situated 2.6 feet from the north side lot line and entirely <br />lakeward of the average lakeshore setback line. The proposed addition will occupy area within <br />the required side yard setback. The hardcover currently exceeds the 25% limitation; the <br />applicants are proposing a 170 square foot hardcover reduction. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the existing lot configuration, <br />neighboring home locations, and their relationship to the lakeshore as practical difficulties <br />supporting the requested variances. Additionally, they have provided supporting documentation <br />regarding Practical Difficulties attached as Exhibit B, and should be asked for additional <br />testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Staff finds the location of the applicant’s home, the <br />neighboring home setbacks from the lake, the curved shoreline and narrowness of the property <br />create practical difficulties limiting improvement opportunities. <br /> <br /> <br />Application Summary: The applicant is requesting a number of variances in order to construct <br />a 2nd Story addition including a new lakeside deck, including average lakeshore setback, side <br />yard setback, and hardcover. <br />Staff Recommendation: Planning Department Staff recommends approval.
