Requested are for the following: lot area, lot width, and front and rear setback <br />variances. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant <br />has provided supporting documentation <br />regarding Practical Difficulties attached as Exhibit <br />B, and should be asked for additional testimony <br />regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Staff <br />finds the LR-1A zoning district requirements, lot <br />size, width, and the unique configuration without <br />actual road frontage abutting the Luce Line Trail <br />create some practical difficulties for <br />development. However, there is a reasonable, <br />conforming building envelope available to the <br />property owner. <br /> <br /> <br />Application Summary: The applicant is requesting the following variances in order to <br />redevelop the subject property: Lot width; lot area; front setback; and rear setback. <br />Staff Recommendation: Planning Department Staff recommends partial approval.
