The proposed deck is situated approximately <br />30-feet from the rear lot line. <br /> <br />75-foot Lake Setback and Hardcover Variance (Section 78-1279 + 78-1680) <br />A 75-foot structural and hardcover setback is required for sewered lots on Long Lake. The <br />proposed 227 square foot deck is shown approximately 72 feet from the OHWL, requiring a <br />variance. The proposed hardcover level for the property is conforming at 23%, however there is <br />existing hardcover within the 75-foot setback in an 80 square foot “dock patio”, and portions of <br />the new deck (±16 square feet) will be within the 75-foot setback increasing hardcover in the <br />lake yard. The applicant has indicated the 80 square foot patio could be removed. <br /> <br />
