Box 66 <br />Crystal Bay, MN 55323 <br />Re: City Response Letter <br />Eagle Ridge Multi-Family <br />City File # LA21-000042 <br />Mohagen Hansen Project #21011 <br />Dear Mr. Barnhart: <br />In response to your Inspection/Plan Review letter dated June 7, 2021, regarding the above referenced <br />project, we would like to offer our explanation and resolution to the outstanding issues: <br />Building Height <br />1. By my calculations, the building is 31 feet high, based on 10 feet above the lowest ground level. I’ve <br />attached my worksheet. The Council was clear in not supporting any building higher than 30 feet, <br />defined height. <br />Response: The building can be reduced 1” for each residential floor. The final adjusted building <br />height will be 30’-9”. <br />Fire Comments <br />2. The Fire Chief, James Van Eyll, has provided comment: The fire department requires access to all <br />sides of the building. The truck needs to be able to stretch a 300 foot hose line and reach all sides <br />with the tip of that hose line. The Fire Department Connection (FDC) is required and so is the <br />Post Indicating Valve (PIV). Both should be located in a visible spot. We prefer the front side of <br />the building. The PIV should only shut off the water to the sprinkler system and not the entire <br />building. <br />Response: The attached graphic shows the 300 ft hose line will reach all sides of the building as <br />well as C4-1. The attached plans show the PIV and FDC proposed locations. A separate domestic <br />water line has been added to service the building on sheet C4-1. <br />Engineering Comments <br />3. The city engineer’s comments are attached. <br />Response: See attached Responses from the Civil Engineer <br />General Comments <br />4. Please confirm the Floor Area Ratio by provided the floor areas of all levels of the structure. <br />a. Please note on the plan where mechanical units (heating/ ventilation/ AC) will be located. If <br />they are to be located on the roof, please provide a cross section of the elevation of the <br />building with these units, to verify screening as required by 78-626 (14)g. <br />Response: FAR = Floor= 79,125SF, Site=114,562.8SF – 79,125/114562.8 = .69 <br />Response: The mechanical/AC will be located in each unit.
