Drive <br />lanes 20’ from exterior property lines. <br />The plans reflect a setback of 82 feet from the <br />front property line, 36 feet from the side, and <br />35 feet from the rear property line. It should be <br />noted that these setbacks are measured from <br />the district boundary, the building itself will be <br />developed on its own lot, established just <br />outside the building footprint. <br />7b Height, stories, roof style Non-Conforming. The ordinance requires a <br />residential character by incorporating pitched <br />or hipped roof, the proposal is for a flat roof. <br />The Council did not have a concern with the flat <br />roof proposed at sketch plan. As noted above, <br />the height of the building is 30’ 9 inches. The <br />Council may approve a deviation from the <br />height for projects in the RPUD zoning district, <br />but is not obligated to. <br />7c Outside storage No. None proposed. <br />11 10% Private Recreational Area (Active <br />and/or Passive) <br />The floor plans show areas labeled “amenity” <br />on the 2nd and 3rd floor, and a 750 sq ft amenity <br />deck on the third floor. 10 percent of the <br />project is 10,800 sq ft. <br />12 Common Ownership Conforming. Association documents required. <br />13 Signage Signage located, details not yet developed. <br />14 Landscaping Landscaping plans provided, appear to be <br />conforming. <br />15 Architectural Standards Elevations provided. <br />16 Flexibility from standards Requested: Height. <br />17 Traffic Studies Not suggested. <br />18 Building Permits Expected. <br />19 General regulations applicability Expected. <br />20 Lighting Lighting plans provided. <br />21 Trails Sidewalks and public walks proposed. <br /> <br />Comprehensive Plan implications. The 48 units on 2.63 acres establishes a density at 18.235 units <br />per acre, below the 20-25 units per acre required for the subject property, requiring a <br />Comprehensive Plan Amendment. The Council has authorized the initiation of a Comprehensive <br />Plan amendment to create a new land use category of 15-19.9 units per acre. The Comprehensive <br />Plan amendment will be considered at the same time as the Council considers the Final Site and <br />Building Plan, and the Final Plat. <br /> <br />Engineer Comments. The city engineer has provided some review comments. They and the <br />applicants response is provided in the attached Exhibit J. <br /> <br />Fire Comments. The Fire Department has provided comments, incorporated in the staff comment <br />letter, Exhibit I. <br />
