LA21-000026 – JALIN DESIGN, LLC O/B/O TIM HOLLAND, 1395 ORONO LANE, <br />VARIANCES – RESOLUTION – Continued <br /> <br />Mr. Lindgren said that is a proposed patio; as long as they meet hardcover calculations it can be put in <br />that location. <br /> <br />Walsh said the proposed carriage house is getting bigger on two sides because of the proposed patio <br />wrapping around. <br /> <br />Mr. Lindgren replied the patio is getting bigger, but the structure is not getting bigger. He said currently it <br />is a floating deck and there is a bridge there. They are filling that area in because it is a valley. <br /> <br />Johnson clarified that is allowable hardcover. <br /> <br />Curtis replied that is correct. <br /> <br />Crosby asked how far in they are moving the boat house from where it is now. <br /> <br />Curtis stated it is 9 feet from the lake and 2.5 feet from the side. <br /> <br />Walsh said on the carriage house they are tearing it down and rebuilding in the exact same footprint, not <br />going any higher. <br /> <br />Mr. Lindgren replied not in total height, no. They are changing the height of the outside for energy <br />efficiency and head room which is also pushing up the height of the main level because of the water <br />intrusion in the garage. <br /> <br />Walsh is asking because they are in a non-conforming spot and the Council has had that issue many times <br />in getting higher in a non-conforming situation. <br /> <br />Johnson clarified just one little corner is higher and the rest of it is lower. <br /> <br />Crosby is okay with that. <br /> <br />Walsh thinks that is reasonable. The rule is that one cannot move boat houses; they used to not even be <br />able to renovate them but now they can be renovated. However, the City does not allow them to be moved <br />so they will have to work with the existing footprint there. <br /> <br />Mr. Lindgren said they were advised to move the boat house per recommendation of the City because of <br />the flood plain. <br /> <br />Curtis stated the flood plain contour cuts through the existing building, so they need to elevate the floor <br />out of the flood plain and fill. <br />
