The new garage <br />will be 82 square feet larger than the <br />existing, to improve the functionality; but <br />the project will result in a 49 square foot <br />reduction in hardcover. Hardcover and <br />side yard setback variances are <br />requested. The existing home does not <br />have an attached garage. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the size of the property as <br />practical difficulties supporting the requested variance(s); as well as the property’s orientation <br />and access with respect to the lakeshore, Crystal Bay Road, and the Dakota Trail. Additionally, <br />they have provided supporting documentation regarding Practical Difficulties attached as Exhibit <br />B, and should be asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds that there <br />are practical difficulties in the lot’s shape, size, width, and the configuration of the existing <br />garage and access over the easement in the rear which support the applicant’s request for <br />variances in order to rebuild the existing garage with a more functional and more structurally <br />sound garage. The proposed garage replacement is at a scale which is consistent with the <br />immediate neighborhood. <br /> <br /> <br />Application Summary: The applicant is requesting variances in order to replace an existing <br />nonconforming detached garage. <br />Staff Recommendation: Planning Department Staff recommends approval.
