He noted <br />they are sitting down in the hole below Sugar Woods and the building to the east is still going to be taller <br />even though they are going up in elevation. He does not think the ask is that extreme. <br /> <br />Walsh summarized that before bringing it to the Planning Commission the developer needs to get down to <br />30 feet or close to it. <br /> <br />Barnhart asked about the support for the flat roof. <br /> <br />The Council would be open to it. <br /> <br />Seals said one thing to keep in mind about Orono is if that lot sits there forever undeveloped, they do not <br />care. <br /> <br />Mr. Richardson just thinks it is a better fit than office condominiums. <br /> <br />Barnhart clarified the setback is only an issue if they are above 30 feet. If they are below, they are okay. <br />Regarding recreational space, he thinks they can get to the 10% with a mixture of uses and amenities. <br />Usually those are anticipated to the target market. He is looking for some more information on the roof <br />top deck. <br /> <br />Crosby asked if they are going for 9 foot ceilings on each story. <br /> <br />Mr. Richardson replied yes. <br /> <br />Walsh said by going with a flat roof that is a bonus as they gain height. <br /> <br />Mr. Richardson asked if they went with a mansard style roof would that allow any more height allowance. <br /> <br />Walsh said no, not based on how they measure it. <br /> <br />Barnhart noted there are specific rules on how they measure height and thinks they will get the most <br />benefit with a flat roof. They can certainly consider both options. <br />
