POEM PLAT Doc. . <br /> A RESOLUTION APPROVING THE <br /> PRELIMINARY PLAT FOR PROPERTY <br /> LOCATED AT 2060 WAYZATA BOULEVARD <br /> FILE NO. 2640/2641 <br /> WHEREAS, Orono Ambar, LLC (hereinafter the "applicant") has an interest in <br /> property located at 2060 Wayzata Boulevard within the City of Orono (hereinafter the "City") <br /> and legally described as follows: <br /> Outlot F, Sugarwoods <br /> Hennepin County, Minnesota (hereinafter the "property"); and <br /> WHEREAS, the PUD ordinance requires a three step approval project for <br /> properties developing as part of a PUD; Resolution No. for General Concept Plan <br /> was adopted on , the second step in the process is Preliminary Plat approval, <br /> followed by the Final Plat; and <br /> WHEREAS, the applicant has requested Preliminary Plat Approval for a two <br /> lot plat of a 6.7 acre property. Proposed is a rezoning for the two properties from B-1, Retail <br /> Sales Business District to B-6/PUD (for office use of the proposed west parcel) and <br /> RPUD/PUD (for multi-family residential use of the proposed east parcel). The intended use <br /> of the properties are a 3 story 62 unit senior housing project and a 23,000 s.f. office building; <br /> and <br /> WHEREAS, the property is located in the Highway 12 Corridor Study Area <br /> which has established special requirements for rezoning; and <br /> WHEREAS, the City of Orono has agreed to purchase the 4.7 acre parcel that <br /> will contain the senior housing project and lease the property to a non-profit organization that <br /> will own and operate the building; and <br /> WHEREAS, the Orono City Council makes the following findings in regard to <br /> this application: <br /> Page 1 of 10 <br />
