FILE#LA21-000057 <br /> September 20,2021 <br /> Page 2 of 2 • <br /> Applicable Regulations: <br /> Chapter 82 of the City Code regulates subdivisions, and provides direction on plat documents. <br /> Analysis: The proposed plat is a graphical document that illustrates the combined and adjusted <br /> property lines, the additional right of way to enable the city to complete the cul de sac, and the <br /> easements to protect public improvements, include drainage patterns. <br /> There are no public or private improvements proposed with this plat. The City is planning on <br /> improving/ repaving Westlake Street in the near future. The additional third of the cul de sac <br /> could allow for the completion of the cul de sac. The applicant is removing the asphalt from the <br /> vacated portion of Westlake street. <br /> Engineer Comments. The engineer has reviewed the proposed cul de sac,and notes that the radii <br /> of the existing portion of the cul de sac is 40 feet,while the proposed addition is 50 feet. The city <br /> standard is 50 feet radii. The City Engineer notes that the offered boulevard preserve adjacent to <br /> 341 Westlake appears to be wet. He recommends, in lieu of the offered boulevard reserve, that <br /> the portion of existing cul de sac adjacent to Mr. Erickson's property be enlarged for the 50 foot <br /> radius. This can be accomplished with an easement. <br /> Public Comments <br /> To date, no public comments have been received. <br /> Issues for Consideration <br /> 1.
