The existing substandard lot size and shape are identified as practical difficulties <br /> supporting the lot area and lot width variances. Additionally,they have provided supporting <br /> documentation regarding Practical Difficulties attached as Exhibit B, and should be asked for <br /> additional testimony regarding the application. <br /> Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds the <br /> orientation of the setback line resulting from the extreme setback of the southern neighboring <br /> home,the existing lot's substandard size there are practical difficulties supporting granting the <br /> requested variances for the new home. <br />
