We have concluded the <br /> following: <br /> f <br /> 1. The preliminary subdivision approved by the City Council in 1982 is relevant because it deals <br /> directly with the land at Baldur Point,including what is now your lot. It also is an indication <br /> of the City Council's thinking at that time. I am not saying that the"no additional hardcover" <br /> will be what is ultimately enforced, but it is information the Planning Commission and the <br /> City Council will consider. Generally, as a part of all variance applications,the history of <br /> applications for the property is reviewed and included when relevant. <br /> 2. What was approved for 1376 Baldur Park Road is not of direct relevance to your situation. <br /> I have reviewed the resolution, as well as the zoning file, and have found a number of <br /> differences between your situation and the one at the neighboring lot, including lot size and <br /> placement of the structure on the lot. <br /> A. This lot is only 13,450 square feet(.3 acres) <br /> B. The existing structure was located 20'from the lake,so the applicant was not allowed <br /> to go closer to the lake, and the majority of the addition was located between the <br /> house and the garage. <br /> C. Overall hardcover was reduced on the site, from 30.4%to 30.0% in the 0-75' zone <br /> and from 49.0%to 38.9%in the 75-250' zone. <br /> D.
