Letter to Adam Edwards
Page 2

Option B:
Despite the drop in existing grade across the property from east to west, this option locates the
proposed building much further west to allow for separation from the southern neighboring
residential property and leaves space for potential future development for the city. To
accomplish this siting, the site would require significant mass grading to create a lower
buildable pad. To mitigate the height of the built up pad, the building location must move
further north to allow grades to return to existing at the southern property line. This results in
a much tighter north drive lane and tighter, but workable turning radii for the public works
vehicles. In addition, this option sets up the site for better expansion of the public works
campus to the west and into the adjacent city owned parcel.

Estimated Project Costs:

Based upon the preferable qualities and the relatively minor difference in grading costs, we have
estimated the potential total projects costs of the development of a Public Works facility at 365 Old
Crystal Bay Road as follows:

Construction Cost (34,650sf X $200/sf) $ 6,930,000
Site Development Cost $ 750,000
Utility Connection Cost $ 200,000
Total Construction Cost $ 7,880,000
Misc Project Costs (Fees, Testing, FF&E, Contingencies) $ 1,970,000
Recommended Total Project Budget $ 9,850,000

Thank you for this opportunity to perform this Feasibility Study and please call me if you have
questions.

Sincerely,

Wold Architects and Engineers

Joel L.
