The applicant is proposing to construct a 125 <br />square foot addition on the south side of the home, and a ±500 square foot deck on the lakeside <br />of the home. <br /> <br />The proposed addition is shown to encroach within the 30-foot rear/street setback, and the 75- <br />foot lake setback; the deck is shown to be within the 75-foot setback. The existing hardcover <br />level on the property is 22.7% with much of the hardcover in the 75-foot setback. The applicant <br />is proposing an increase of 604 square feet for 27.2% total site hardcover. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified existing nonconforming conditions <br />and lack of privacy as practical difficulties supporting the requested variances. Additionally, they <br />have provided supporting documentation regarding Practical Difficulties attached as Exhibit B, <br />and should be asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds there are no <br />practical difficulties supporting the variances to further encroach within the required setbacks, <br />to increase the total site hardcover above 25%, or to place an elevated deck within the average <br />lakeshore setback. <br /> <br /> <br />Application Summary: The applicant is requesting variances in order to construct an addition <br />and add a lakeside deck to the property. <br />Staff Recommendation: Planning Department Staff recommends denial.
