Currently, the property has <br />a nonconforming 855 sq. ft single family home. The applicant is proposing to place the new <br />home with a slightly larger front yard setback, similar side yard setback. The applicant is <br />proposing a 2 story home with a walk out basement. The property is nonconforming with <br />respect to area with 0.64 acres and in 93’ in width, where the RR-1A district requires 5 acres in <br />area and 300’ in width. <br /> <br />The applicant noted a overall height of roughly 35’ from final grade to peak height. Following <br />how the City Code calculates defined height, staff has calculated the height of the proposed <br />home at 28.3’. The project conforms to the height limit. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the overlapping side yard <br />setbacks, substandard lot area, width the topography of the lot as practical difficulties <br />supporting the requested variances. Staff agrees with this finding. Additionally, they have <br />provided supporting documentation regarding Practical Difficulties attached as Exhibit B, and <br />should be asked for additional testimony regarding the application. <br /> <br />Application Summary: The applicant is requesting lot area, lot width, front yard setback and <br />side yard setback variances for a new home. <br />Staff Recommendation: Planning Department Staff recommends the approval.
