Any development of this lot is subject to the current principal building setback <br /> and accessory building setback requirernents established in the Zoning Ordinance. <br /> Principal building setbacks consist of a 50' setback along the west, south and east� <br /> frontages of the lot. You a required to maintain a 30' setback along your interior <br /> side yard (north lot line). These setbacks apply in the same manner if you <br /> combine both lots. I've enclosed the accessory building setback requirements for <br /> your review. Most importantly, all accessory buildings must be located further <br /> from the street lot line than the principal structure. Should the setback standards <br /> not be attainable,variance approval would be required. <br /> 5. All properties located within 1,000 feet of a designated water body are located in <br /> the Shoreland Overlay District and subject to hardcover restrictions. This <br /> property is most likely within the 250'-500' and 500'-1,000' lake setback zones <br /> as measured from French Lake and Lake Minnetonka. A hardcover percentage of <br /> 30% is permitted in the 250'-500' zone and 35% in the 500'-1,000' zone. A <br /> survey will be required in order to construct a new residence on this existing lot. <br /> The survey should indicate the location of the hardcover zones and hardcover <br /> calculation worksheets must be completed. <br /> 6. All properties in Orono less than 1.99 acres in lot area are subject to a structural <br /> coverage limitation of 15% of the lot area. Enclosed is City Code Section 78- <br /> 1403 outlining what is considered structural coverage. Assuming the lots axe <br /> combined, the property is 0.634 acres in axea yielding a permitted lot coverage by <br /> structures amount of 4,143 s.f., pending conformance with the hardcover <br /> restrictions outlined in #5 of this letter. Should the lots not be combined the <br /> permitted amount of structure on each parcel would be approximately half of <br /> 4,143 s.f. <br /> If you decide against rebuilding and sell the lot, the existing garage must be removed and <br /> all other above information would apply to a new owner.
