The site was graded, parking, and utilities installed, and in 2008 <br /> the first building was built. A second foundation was poured also, but no other development <br /> occurred on the property until 2017, when a Conditional Use Permit was granted and a day care <br /> center moved into the existing building. <br /> In the 2040 Comprehensive Plan,the property was guided for high density residential,with a <br /> density of 20-25 units per acre. Previously,the guided land use was commercial. <br /> Proposal <br /> The property owner desires to replat and develop the remaining portions of the original Amber <br /> Woods development into a 48 unit apartment building. The building would be 4 stories, <br /> including one level of underground parking for 66 stalls. <br /> The building is L shaped,with the short end to the north. The existing parking lot will be <br /> retained. Access to the underground parking area will be at the south end of the building. <br /> Access to the site is via an existing entrance off of Wayzata Blvd that is shared with the property <br /> to the east. <br /> The building is proposed with a flat roof,with a roof top deck over the 2nd floor at the south end <br /> of the structure. Individual apartments will have a balcony. The building exterior is shown as <br /> brick and siding. Exposed facades of the underground parking suggest a rough textured <br /> concrete block,this should be confirmed. <br /> The table below provides analysis of the project based on the RPUD requirements for Attached <br /> Family structures. <br />
