CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> NO. 7177 <br /> • sHo4c'" <br /> 5) Street lighting shall be provided by the Developer and shall be of a style, number, <br /> height and location approved by the City Council, and generally consistent with the <br /> photometric plan attached as Exhibit B-15. Street lighting shall be maintained by <br /> the Homeowners Association. Street lighting shall be downcast, fully shielded and <br /> at a low level consistent with the surrounding rural residential character while <br /> providing the necessary level of security. <br /> 6) Building footprints and styling shall be generally per the examples included in the <br /> attached Exhibit B-17. <br /> 7) Flexibility shall being granted for the external setbacks as noted in the Findings <br /> section above. The FAR for the site is calculated at 0.53. <br /> 8) The site will remain Exempt from the Hardcover limitations imposed by the <br /> Stormwater Quality Overlay District. <br /> B. Transportation <br /> 1) The new road serving the development shall be platted as shown on the Preliminary <br /> Plat drawing(Exhibit B-3). The road shall have a platted corridor width of 50' and <br /> a paved width(back of curb to back of curb) of 28'. The road shall be maintained <br /> by the Homeowners Association. <br /> 2) Concrete curb&gutter will be required <br /> 3) All curve radii shall be reviewed to ensure that moving vans, garbage trucks, <br /> firetrucks, etc. are accommodated. Any revisions required by the Long Lake Fire <br /> Department for fire-protection purposes shall be made by the Developer. <br /> 4) Appropriate traffic control signage within and pertinent to the site shall be installed <br /> by the Developer subject to the City Engineer's review and approval. <br /> C. Utilities; Stormwater Management <br /> 1) Sewer and water mains shall be installed by the Developer per the Utility Plan <br /> attached hereto as Exhibit B-11, subject to the modifications noted in the City <br /> Engineer's comments in Exhibit C. <br /> 2) The City will own and maintain the sanitary sewer and water mains within the <br /> 10 <br />
