Svoboda Ecological Resources prepared the original conservation design (project no. 2015-004- <br /> 46) on September 15,2015.This conservation design included a site plan for the 3 undeveloped lots, <br /> however,no proposed development scenario or site plan was available for the residence at 1700 <br /> Shoreline Drive. <br /> The purpose of this letter is to provide a third party review and comparison of the proposed Shoreline <br /> Estates/Jacobs Property site plan to the original conservation design,and to provide proposed revisions <br /> that are project specific. <br /> Proposed Project <br /> Shoreline Estates/Jacobs Property site plan (Exhibit A,prepared by Whitten Associates, Inc.) is proposed <br /> to encompass Lot 4(20.14 acres)of the Tanager Estates Preliminary plat of the Irwin Jacobs property <br /> (Exhibit B).The proposed plan includes subdividing the property into 7 lots for single family homes.All <br /> proposed lots would share a common street(new construction)along the eastern property boundary(on <br /> the existing driveway alignment)to access Shoreline Drive. <br /> The proposed project has been reviewed for conformance to the sections presented in the original <br /> conservation design,with proposed revisions and amendments outlined below for the City of Orono's <br /> consideration: <br /> 1. Development Steps <br /> The proposed plan should meet the goals and guiding principles as described in the City of Orono's <br /> Community Management Plan Part 3A. Efforts to achieve these goals include requiring no less than <br /> two acres for each home with city sewer services and wells,utilizing previously disturbed areas to <br /> reduce the amount of dominant vegetation removal,and maintaining positive views of Lake <br /> Minnetonka and Tanager Lake from public properties. <br />
