Driveway is less than 5’-0” from property line and covers 1,578 S.F. <br /> <br />VARIANCES REQUESTED @ PLANNING COMMISION MEETING – 8/17/20: <br />1. Hardcover variance – reduced from 46.61% to 46.38% <br />2. Lot width and lot area variance – lot is 38% of the required lot size and at a non- <br />conforming width. <br />3. Driveway setback variance – essentially leave driveway in its current location relative to <br />the westerly property line, but reduced in size from 1,578 S.F. to 1,450 S.F. <br />4. Structural coverage variance – proposed is similar in scope to that of the current existing <br />structure at 2,396 S.F. <br /> <br />VARIANCES REQUESTED @ CITY COUNCIL MEETING – 9/14/20: <br />1. Hardcover variance – reduced from 46.61% to 42.39% <br />2. Lot width and lot area variance – lot is 38% of the required lot size and at a non- <br />conforming width. <br />3. Driveway setback variance – essentially leave driveway in its current location relative to <br />the westerly property line, but reduced in size from 1,578 S.F. to 1,280 S.F. <br />4. Structural coverage variance – proposed is 1,999 S.F., which is below the requirement of <br />up to 2,000 S.F. for lots less than 10,000 S.F. in size. <br /> <br /> <br />FACTS: <br /> <br />1. The proximity of this lot to the lake level 100-year floodplain elevation also brings to <br />light another very significant practical difficulty resulting in not being able to have a <br />basement or even a crawlspace. A home built for a growing family of five without a <br />basement for a mechanical room, storage, and recreation, which are typical uses in <br />basements, creates a practical difficulty in which ALL space and volume for these <br />requirements must be entirely above ground level. <br />2. With the same zoning controls applied to a lot of record that is only 38% the size of a <br />conforming lot in this district, creates significant practical difficulties to meet all <br />conforming requirements. <br /> <br /> <br /> <br /> <br /> <br />
