Rights-of-way are needed for future roadways in the opinion of the city. 1359 <br />c. Right-of-way widths or additional widths in existing rights-of-way in excess of the standards 1360 <br />designated in this chapter when, due to topography, additional width is necessary to provide 1361 <br />adequate earth slopes. Such slopes shall not be in excess of 3:1. 1362 <br />(b) Railroads and limited-access roadways. Railroad rights-of-way and limited-access roadways where 1363 <br />so located as to affect the subdivision of adjoining lands shall be treated as follows: 1364 <br />(1) In residential districts, a buffer strip at least 25 feet in depth shall be provided adjacent to the 1365 <br />railroad right-of-way or limited-access roadway. 1366 <br />(2) In districts zoned for business, commercial or industrial uses, the nearest street extending parallel 1367 <br />or approximately parallel to the railroad shall be at a sufficient distance to ensure suitable depth 1368 <br />for commercial or industrial sites. 1369 <br />(3) Streets parallel to the railroad when intersecting a street which crosses the railroad at grade shall 1370 <br />be at a distance of at least 150 feet from the railroad right-of-way. Such distance shall be 1371 <br />determined with due consideration of the minimum distance required for future separation of 1372 <br />grades by means of appropriate approach gradients. 1373 <br />(4) Roadways crossing the railroads shall be avoided. 1374 <br />(c) Intersections. 1375 <br />(1) Roadways shall be laid out so as to intersect as nearly as possible at right angles. A proposed 1376 <br />intersection of two new streets at an angle or less than 75 degrees shall not be acceptable. An 1377 <br />oblique street should be curved approaching an intersection and should be approximately at right 1378 <br />angles for at least 100 feet from the intersection. Not more than two streets shall intersect at any 1379 <br />one point unless specifically approved by the city. 1380 <br />(2) Proposed new intersections along one side of an existing street shall coincide with any existing 1381 <br />intersections on the opposite side of such street. Intersection jogs with centerline offsets of less 1382 <br />than 150 feet shall not be permitted, except where the intersected street has separated dual drives 1383 <br />without median breaks at either intersection. Where streets intersect collectors or arterials,, their 1384 <br />alignment shall be continuous. Intersections of arterial roadways shall be at least 800 feet apart. 1385 <br />(3) Minimum curb radius at the intersection of two local streets shall be at least 15 feet, and 1386 <br />minimum curb radius at an intersection involving a collector street or local streets in a commercial 1387 <br />or industrial area shall be at least 25 feet. Alley intersections and abrupt changes in alignment 1388 <br />within a block shall have the corners cut off in accordance with standard engineering practice to 1389 <br />permit safe vehicular movement. 1390
