The applicant has designed a house that fits within the <br /> required (adjusted)setbacks, and has moved the home back 6-feet further from the lake than <br /> the average lakeshore setback requires to limit the driveway but still exceeds the hardcover. <br /> In this neighborhood, Staff finds practical difficulties inherent to the size and shape of the lot <br /> affecting the property which justify the variances allowing development and redevelopment. <br /> While the applicant has not fully demonstrated standards necessary to support the hardcover <br /> variance they have made site plan decisions to limit or offset their impact. The plans could be <br /> modified to conform in hardcover. For example,the driveway could be tapered to 8 feet in <br /> width as it nears the road to limit the hardcover.
