EXHIBIT “A” <br />TO <br />GRANT OF PERMANENT EASEMENT <br /> <br /> <br />Legal Description of Ingress and Egress Easement <br /> <br />A 16.00 foot wide easement for ingress and egress purposes over and across Lot 1, Block 1, IVY <br />PLACE SECOND ADDITION, according to the recorded plat thereof, Hennepin County, <br />Minnesota. The center line of said easement is described as follows: <br /> <br />Commencing at the most southerly corner of said Lot 1; thence northeasterly along the southeasterly <br />line of said Lot 1 on an assumed bearing of North 46 degrees 55 minutes 40 seconds East for 75.66 <br />feet to the point of beginning of the center line to be described; thence northerly and northeasterly <br />for 32.75 feet along a non-tangential curve, concave to the east, having a radius of 26.00 feet, a <br />central angle of 72 degrees 10 minutes 32 seconds and a chord which bears North 16 degrees 28 <br />minutes 47 seconds East to a point of reverse curvature; thence northeasterly, northerly and <br />northwesterly for 122.37 feet along a tangential curve, concave to the west, having a radius of 72.00 <br />feet and a central angle of 97 degrees 22 minutes 47 seconds; thence North 44 degrees 48 minutes <br />44 seconds West, tangent to last said curve, to the northwesterly line of said Lot 1, and said center <br />line there terminating. <br /> <br />The sidelines of said easement are to be shortened or prolonged to begin on said southeasterly line <br />and terminate on said northwesterly line. <br /> <br /> <br />
