The voluine of fill and grading has been <br /> reduced to a net balance below 500 cubic yards (356 cy of fill will be brought to the site), <br /> eliminating the need for a land alteration CUP. Council in October reviewed a revised plan, <br /> and referred the application back to Plaiuling Commission. Applicant has since submitted a <br /> variety of revisions, the most recent of which is attached for review. (The lot width variance, <br /> while approvable administratively if all other zoning requiremenis are met, is essentially a <br /> technicality here because of the average setback request, and PC has previously reconunended <br /> approval of the lot width variance.) <br /> Plai7ning Conzniissiol7 Recommendntioi�: On February 20, 2006 Planuing Commission voted <br /> 6-0 to recoilunend approval of the revised plan, granting lot width and average setback <br /> variances, with the coiidition that the grading be minimized as much as possible to preserve <br /> any trees that are existing ou the site, and conditioned on Sllbllllttc�l of a landscape plan <br /> depicting the mitigation of the sight line views for the neighbors, prior to Cotulcil review of <br /> the ap lication. <br />
