A hardcover variance is requested within <br /> the 75' —250' zone for 3,577 s.f. or 31.8% is proposed and 2S% is norinally allowed. <br /> Staff Recommendation: Planning Staff recommends approval of the lot width and lot <br /> area variances, and some level of hardcover variance within the 75' — 250' zone as the <br /> Planning Commission deterinines appropriate. The proposed home must meet the 30' <br /> and 2.5 story height limitation. Additionally, staff would add a condition that the <br /> property owners comply with the City Engineer's recomniendations. <br /> Pertinent Zoning Ordinance Sections <br /> Sec. 78-350.
