10. The developer will gl'1Ilt to the City stand�rd Drain�ge and Utility <br /> Easements along lot lines and over the shared drivew�y. <br /> 11. The wetlands on the site are at the northwestern corner of Lot 1 and the <br /> southe�stern corner of Lot 2, minimally impacting each lot. The wetlancl <br /> on Lot 1 is classified as a "Manage 2" requiring irnplementation of� 25' <br /> wetland buffer and a 20' structure setback from the btiffer• for a total of 45' <br /> of setback. The wetland on Lot 2 is classif ed as a "Manage 1" requiring a <br /> 35' buffer and a 20' structure setback from the buffer for a tot11 of 55' of <br /> setback. The proposed building pads locations meet the required wetland <br /> setbacks on each lot. A buffer establislunent and maintenance covenant <br /> will be required. <br /> 12. Primary and alternate on-site sewage treatment system sites have been <br /> identified for proposed Lots 1 and 2. The septic mound on Lot 2 is failing <br /> and must be brought up to code prior to the filing of the final plat, <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findings noted above, the City Council of the City of Orono hereby approves the <br /> preliminary plat application of Christopher Diesen at 1100 Townline Road per <br /> preliminary plat drawings by Meyer-Rohlin, Ine., dated January 24, 2006, subject to the <br /> following conditions: <br /> 1. Both proposed Lots 1 1I1C1 2, on the survey by Meyer-Rohlin, Inc., dated <br /> January 24, 2006, shall be served off the existing driveway access from <br /> Townline Road. Access easements shall be provided over the eaisting drive <br /> for proposed Lots 1 and 2. <br /> 2. The private driveway shall be privately maintained per the appropriate �ccess <br /> easement/mainten�nce documents to be executed by the subdivider. The <br /> subdivider shall create a homeowners association for each ownership shared <br /> driveway and maintenance. <br /> 3. All identited primacy and alternate sewage tre�tment system drainiield siles <br /> within the subdivision shall be fenced off by the subdivider prior to any land <br /> �Iterations, and such fencing shall remain in place until such time that each lot <br /> is developed. <br /> Page 3 of 7 <br />
