However, the <br /> expiration passed by more than 7 months without the applicant f ling for a final plat therefore it is <br /> being reviewed as a new application. The applicant is requesting a Class III preliminary plat <br /> approval to create two residential lots for the property at 1100 Townline Road. The total existing lot <br /> width of the subject property is 490' not allowing for the required 300' of width for each lot. <br /> Therefore, the applicant is also requesting a variance from the 300' required lot width. <br /> Planning Commission Recommendation <br /> On Febru�ry 21, 2006, Planning Commission voted 6-0 to recommend approval of the preliminaiy <br /> plat with lot width variances. The Planning Commission also recoinmended allowing for a f nancial <br /> guar�ntee in lieu of installing a new septic systein for Lot 2 prior to Final I'lat approval. <br /> Staff Recommendation <br /> Staff recommends approval oPthe prelimin�ry plat subjeci to the items outlined within the Planning <br /> Commission report as attached. <br /> COUNCIL ACTION 12�QU�STED <br /> Adopt or amend ihe attached resolution. <br />
