The revisions <br /> are both in the physical layout of the building and site, and in how the business will be <br /> operated. Please carefiilly review �ahibits A and B, the building/site plan and the narrative <br /> from applicant's attorney. The revisions can be briefly summarized as follows: <br /> 1. Tables, waitress station and other amenities are removed from the rear outside area. The <br /> only remaining features will be an 827 s.f. patio enclosed by a 6' fence and arbor vitae <br /> plantings on a low berm. Stated intent is to have no restaur�nt or bar service to this patio <br /> area. Easterly door to patio changed to standard swinging with closer, rather th�tn bi-fold. <br /> 2. Kitchen expansion near the stage and d�ice floor is formally proposed, no longer just an <br /> option. <br /> 3. Wall along west side of bar will be solid, providing niore of a barrier between new <br /> restaurant expansion area and the saloon area. Pool tables now proposed to remain in <br /> existing location rather than moved into new expansion area. <br /> 4. Trash enclosure re-oriented for fiuictionality. <br /> Parking Impacts <br /> Please review the parking impacts discussion in the October 6 staff ineino as well as that in <br /> the applicant's newly submitted materials. <br /> In the original plans reviewed in June 2005, applicant's architect calculated a parking need of <br /> 72 stalls based on the code requirements, to serve the expansion plus front and rear outdoor <br /> seating. Due to complete elimination of the outdoor restaurant/bar seating, combined with <br /> expansion of the kitchen into eaisting interior space, applicant's architect now indicates a <br /> parking need of 46 stalls by code. <br /> Comparatively, the study by Benshoof on the applicant's behalf suggested that without the <br /> outdoor seating, the increase in peak parking demaud will be lowered from 1.87 times the <br /> current demand, to 1.62 times the cui•rent demand. Applicant's attorney suggests that with <br /> removal of the outdoor seating, the peak overall demand by all users during the busiest times <br /> will still leave 17% olthe parking lot unused. <br /> Please also review applicaut's aitorney's comments regarding impact on fiiture business uses <br /> of the parkin�lot. <br /> Pl�nning Commission Recommendation <br /> Plamiing Commission has not reviewed this ctu�rent proposal. However, please recall th�t <br /> Plamiing Conlmission on September 19, 2005 on a vote of 7-0 recommended �pproval of a <br /> CUP for expansion of the Saloon per the second revised site plan dated Septeinber 7, 2005, <br /> subject to 5 specific conditions: <br />
